The natural thing to do when starting in property investing would be to invest in a property in an area you know, which would normally be local to you. There are some obvious advantages to this – you deal with local lawyers, accountants, agents, currency, there are no language issues and for these reasons often less perceived risk.

However as with any investment, not just UK property investment, you must do your due diligence and be fully aware of the local market and any national issues, such as interest rates, economy etc. For example in the UK it is currently accepted that interest rates are slowly going up, and there have been clear warnings from the Bank of England.

This could have clear ramifications on UK property investment, if you are looking to buy a buy to let in the next month or so – will potential rent still cover new mortgage repayments in 6 months if goes up? You must also be aware of future building plans in area you are looking to buy, for example Manchester city centre has seen such an increase in supply of city centre apartments, that the demand has struggled to keep up and therefore it is now a struggle to get much capital growth or achieve rental income to cover the mortgage payments.

An excellent resource I have come across for those investing north of the border who want to be sure they are getting a bargain can be found at Find out actual house prices for properties sold in Scotland

In the next section, I will discuss recommended property groups that buy large quantities of property off plan and sell on, and have been very popular in the UK property investment market in the last 4-5 years. However I do know a great deal of investors, due to the uncertainty of the UK property investment market right now - in 2007 - who are not keen to speculate on property prices here over next 2 years, as even the so called experts cannot agree on the future direction.

Therefore there is a huge attraction in buying properties now, that are high yielding, and will continue to make money each month, as well as go up in value in the long term.

Think about it - no-one would disagree that property in the UK will be worth more in 10 years than it is now, regardless of what happens during those 10 years. History shows in the UK property market that there will always be peaks and troughs but that prices will always go up over a 10 year period - which means that UK property investment is always worth considering for UK residents.

So if can buy a property now, with a 10 year strategy, and be sure it will pay for itself during that time, leveraged at 85%, then you can still do very, very well.

Our High Yielding Buy to Let Deals

That is why I have put together a team of full time property finders around the UK, bringing to me deals, that must yield a minimum of 7%. Every one of these finders is a full time property investor and expert in their area. I have personally checked their deals and the types of properties and am very happy with the quality that will be offered.

These must be properties that have good rental history, and that will make money every month. A typical property may be a 2 bed terrace, similar to the one below costing less than £75,000.

For me, and many experienced investors, when looking at UK property investment right now, in 2007, this is the safest, and most lucrative way to invest, with the opportunity to still make huge returns.

Off Plan Discounted Property in UK

Over the last few years, as it has become more and more popular to invest in the UK property investment market, one of the biggest attractions has been through property groups who buy, generally apartments, off plan from the developer and pass them onto investors. The usual scenario is buying say around 5-20 from a national developer, experienced in the UK property investment market, at anything from 5-15% discount, and passing these onto investors at the discounted rate with around a 1.5-2% finders fee. This is an attraction for investors looking for a hands free investment, as the discount club usually have their own mortgage brokers and lawyers so it is less hassle. This is a method of investment I have used over the last few years, and I have had some good successes eg buying a place in Leeds from a company I trusted well, and selling on before completion for a £15,000 profit a year later. Hassle free, and basically just a few phone calls - but importantly I stopped buying into this market 5 years ago.

You must have a good trust of the finder/company AND do your own research of the area for each individual deal. One of the reasons these groups did well over the last few years, is because house prices were rising anyway, so investors would often have done well anyway - although if can get a true discount these groups can be very effective for the professional/hands free investor.

However I know of some horror stores where an investor thinks he is buying an apartment at a 15% discount, and is happy to buy with a 2% finders fee as he still feels he is getting a significant discount. However when comes to trying to sell the property he finds that the price had actually been inflated by 15%, and so after all his costs he has made a loss. And there are several of these companies that have appeared, that I would not be keen to deal with.

So be aware, although it is said that overseas markets are risky, there are plenty of risks in UK property investment as well - but also plenty of rewards to be had.

So now that house prices have slowed right down in many areas of the country - and city centres have become awash with new build 2 bed apartments I would not recommend buying off plan one of the typical properties.

If you do want to have a look, make sure the company do their homework, and stay out of the saturated city centres. For me it is far better when looking at UK property investment, to go for traditional terraced property - and always aim for the under £100,000 mark.

We will highlight some deals that are either off plan or new build, but we must be completely sure about the valuations and the rentals before recommending. We will always have had 2 RICS surveys done beforehand, and have spoken to several letting agents in the area.
