Over 50 million tourists visit Spain every year. Spain has something for everyone, with many beautiful beaches, plenty of nightlife, a wide range of regional food and drink and some lovely scenery.
Spain is also the sunniest country in Europe, and the south coast - the Costa Del Sol - receives 300 days of sunshine a year, which is a big factor in Spain's popularity as a popular place to invest.
When looking at the potential of Spanish property investment, there are many diverse areas to invest in - I will quickly look at 3 of the most popular.
Costa Del Sol
To give you an idea of how popular the Costa Del Sol, the province of Malaga, is with tourists - the population is 1.3 million before tourists are taken into account - last year 12 million tourists visited the Costa del Sol!
As well as many sandy beaches, you have mountain ranges - the Sierra Bermeja behind Estepona forms the backdrop to Marbella. Away from the coast you have a contrast to the built up coastline with several picturesque Andalusian villages.
Malaga is the coast's capital and has all the amenities you'd expect of a major city.
The main resort is Marbella with the famous harbour, Puerto Banus and the Golden Mile. Properties here are very expensive and if you are in any doubt about the worth of the owners, check out the yachts in the harbour!!
This area is well known for its excellent golf courses and nightlife - I recently had a trip out, checking out Spanish property investment, and the golf courses and was very impressed with several developments, and less so with some others!!
Due to the climate, the relatively low prices and flexible flights from the UK, and the buoyant UK property market, prices here have risen by approximately 20% in both 2002 and 2003.
Prices can vary dramatically in the region, from £100k for a 2 bed apartment near the coast to £1m plus on the Golden Mile, and the market still looks strong.
Costa Calida
Costa Calida - the coast of Murcia - is where you will see the Mar Menor, the largest saltwater lake in Europe, almost entirely closed off from the Mediterranean sea. On a narrow wedge of land between the med and the Mar Menor sits La Manga Club Resort, an exclusive sports and leisure development, popular with sports teams - although probably less so after Leicester City's visit there last season.
The property market is booming in this area, as prices are very reasonable compared to Costa Del Sol - similar to the ripple effect in the UK as prices of property further north have played catch up with the south over the last 2 years.
The area is popular with foreign and Spanish visitors, and a great deal of development is being invested in and prices are rising - however they are still much cheaper than the other Costas.
Costa Del Luz
Costa Del Luz is found on the south-western tip of Andalucia and stretches from the southern tip of Spain to the Portugese border.
It is well known for its fantastic seafood, its sand dunes, and due to the strong winds around Tarifa it is one of the world's top windsurfing desinations.
Cadiz is a lovely city, with excellent architecture.
Properties are cheaper than the Costa Del Sol, and again there is much development here, and money being spent by foreigners and Spanish alike, on what is being called Spain's best kept secret.

So who would I recommend to buy through when looking for a Spanish property investment?
There are many, many agents selling property in Spain - they even sell it at the airports - and clearly it will depend if you are looking for a property predominantly for your own use or as an investment.
I checked out a few, and for Spanish property investment I recommend a company that I think get some excellent discounted deals in the Costa Del Sol area. If you are looking for a cracking property investment at BMV prices, I would strongly recommend checking out

The reason I am a big fan of this company is that they quite simply offer cracking deals!!
The 3 partners have between them 15 years experience of Spanish property and Spanish property investment trends/markets and are incredibly helpful and have integrity.
They mainly deal in distress sale properties, predominantly apartments and houses on the Costa Del Sol, that have been bought off plan.
Distress sales occur in Spain for the same reasons as in the UK, such as the buyer suddenly realises he cannot afford to complete, a bereavement, or the buyer needs to get cash quickly. Therefore in these situations the sellers are willing to sell at BMV prices.

To give you an example of a recent sale, a 2 bed, 2 bath penthouse with solarium in the third phase of a development in Marbella was acquired for a client last week.
Property Network Spain acquired it for an investor for 225keuro, when the developer price for this unit is 300keuro - pretty cracking deal!!
They specialise in building portfolios for investors of buy to lets, for both short and long term investment.
The great thing with buying here, rather than an untested area of Spain or in newer countries, is the fact that is a well established rental and property market, in particular with golfers, and many companies are offering rental packages. If you can get a property with instant equity, that pays for itself in a well established market is well worth looking at.
Again an excellent company giving great value to the investor.

I have just spent a week out there looking at at all types of Spanish property investment and checked out about 10 developers/developments, and am very confident with the deals these guys can offer any investors.

I finally purchased a 1st floor unit for 345k euros. I just received the
valuation from the Spanish lender which turns out at just over 460k euros.
That is a 25% BMV (real market value!) with a 70% LTV, 3.65% - Interest only!!
That is equivalent to 93% LTV on the purchase price. I estimated the rental
income to average 2000 Euros per month (I believe it's a conservative figure)."
